Application: Once you submit an apartment rental application we instantly run a credit and housing report on you. Given that both your application and credit and housing reports are positive, we will instruct our agents to stop showing that particular apartment, effectively taking it off the market until your application is given full consideration by the landlord. Funds Required: This generally depends on the the apartment you are applying for. Some landlords require more than others. Application fees range from $75 to $200 and are required per applicant and guarantor. If the landlord requires $75 application fee, and there are two applicants and two guarators, then the total amount that must be furnished at application is $300.

Lease Signing: Once you have submitted all of the necessary application materials, we can often get you approved for the apartment that same day and most applications are approved within 1-2 business days. Note: You must have a complete application, including all supporting documents, in order to be approved for an apartment rental. Once your application is approved, you will be expected to sign leases immediately, and to furnish all necessary funds. Lease signings take place within approximately 24 hours of application approval, regardless of the commencement of the lease.

Funds Required: Typically, you will be required to provide the first month’s rent and the equivalent of one month’s rent as a security deposit in the form of a certified check or money order only. Additionally, our broker’s fee (if any) must be paid at this time.
